Buck Alley Rentals uses a "gross lease" for all of their properties unless otherwise negotiated. This type of lease closely resembles that of a typical residential lease, as it includes rent, water/sewer/trash, taxes and insurance. This way the tenant pays a fixed rate for its building space, regardless of changes in the landlord's operating costs, which allows the tenant to more accurately forecast its expenses. The only additional expenses a tenant is responsible for is utilities such as electric, gas, phone, etc. A gross lease rate should not be compared to a triple net lease where the tenant is responsbile to pay variable expenses such as taxes and insurance.
